Explaining Buyer Agent Compensation Changes to Clients โ What Script Are You Actually Using?

It’s been months since the rule changes and I’m still watching agents fumble this conversation. I’ve tried a few different approaches and I want to hear what’s actually working for others. What do you say when a buyer asks you directly: “So does using you as an agent cost me more money now?” What’s your actual script?

My answer to “does this cost me more” is: “It depends on the transaction, and here’s how. My compensation is now something we agree on explicitly upfront rather than being automatically set by the seller. In many deals, the seller agrees to contribute toward buyer agent compensation as part of the negotiation โ so it may not come out of your pocket directly. But in a competitive offer situation where you’re already at your limit, it’s something we’ll need to factor into our strategy. The good news is you’ll always know the full picture before you make an offer.”
The key is not making it sound like nothing changed โ buyers who’ve read anything about this will see through that immediately. Transparency is the only approach that builds trust.

The question I’ve found most useful to ask buyers before the compensation conversation is: “What do you already know about how buyer agent compensation works now?” Most have heard something, some have heard a lot, some have heard wrong things. Starting from where they are rather than launching into an explanation positions you as responsive rather than scripted. Then Jenna’s framing above closes it well.
On the buyer rep agreement specifically: resistance usually isn’t about the agreement. It’s about commitment before trust is established. If you’re getting pushback at first meeting, the question isn’t “how do I get them to sign” โ it’s “what would make a reasonable person in their position comfortable signing.” Usually scope or duration. Being genuinely flexible on those things resolves most of the resistance.
